What services do you offer?

We deal with every aspect of the rental property, this includes but is not limited to: Marketing, screening tenants, providing leases, receiving payments, owners reporting, maintenance and periodic inspections, possible evictions and disputes, move ins and move outs and liaising with the Strata managers.

How do I find a rental?

Check our available listings on our website through the Properties tab at the top of the home page or simply call us directly to get any possible unpublished listings that are coming up. Simply submit an application form through the Tenants tab and we’ll contact you to arrange a viewing if you are shortlisted. Sadly due to the large number of applications we receive, we cannot respond to everyone however you are welcome to contact us at any time for an update.

What do the fees and other associated costs look like to an owner?

There are no set up fees and you pay nothing until your property is rented!
Our first months management fees are based on the size of your property

1,2 or 3 bedrooms - A fee equal to 40% of the monthly rent for the first full month of occupancy

4 & 5 bedrooms - A fee equal to 50% of the monthly rent for the first full month of occupancy

6+ bedrooms - A fee equal to 60% of the monthly rent for the first full month of occupany

Monthly management fee for every sized property there after - 12% of the gross monthly receipts but no less than $150.00 per month

Inspection fee - twice yearly at $40.00 per inspection, one in the Spring and one in the Fall

NR tax administrative fee $275.00 per annum (only applies to non resident clients living outside of Canada

Annual statements for tax purposes $100.00 to prepare annual statements showing yearly credits and debits

Labor completed by our own maintenance team - $65.00 for the first hour, $45.00 for every hour after

Labor completed by our team out of normal regular business hours - $150.00 per hour
  • 10% mark up will be added to any external contractor invoices
  • 15% mark up will be added to any supplies purchased on the owners behalf
  • All fees are subject to GST

Cleaning completed by our cleaning team - $45.00 per hour

There is no fee payable to us whilst your property is vacant for whatever reason.
For an assignment of tenancy, there will be a 25% assingment fee for the first full month of occupancy by the new tenants

How does the flow of rent collection, management fees and other expenses to the owner look like?

The typical flow of rent collection, fees, costs, payment and financial reporting are as follows
  • 1st - Rents collected from tenant
  • 1st-15th - Management fees and bills to external contractors are paid from rental income
  • 15th or earlier if the 15th falls on a weekend or statuary holiday- Remaining rent balance is direct deposited into the owners bank account
  • 20th - Client receives full financial reporting for each month
